Foreign nationals who wish to purchase real estate in Turkey — such as apartments, houses, land, offices, shops, or hotels — are required to obtain an official property valuation report during the transaction process.

This regulation aims to:

What is a Property Valuation Report?

A property valuation report is an official document that determines the current market value of a real estate asset at the time of purchase.

In Turkey, for property sales to foreign buyers, this report:

Without this report, the title deed transfer (Tapu) process cannot be completed.

Validity Period of the Valuation Report

The property valuation report is valid for:

If the transaction is not completed within this period, a new valuation report must be obtained.

Foreign nationals who purchase property in Turkey may apply for a residence permit.

To qualify:

➡️ The purchased property must be worth at least USD 200,000

This value must be officially confirmed through an SPK-licensed valuation report.
